Re: Sale of Home at 1954 Port Carney Place
Dear Ryan:
I wanted to thank you for the great job you did in selling our house twice in just seven weeks. Your advice, marketing and negotiating skills saved us thousands in unnecessary repairs prior to sale, and a quick sale at a higher price.
When we first met, you came prepared with not only comparables, but more importantly, with an in-depth understanding of the Port Street marketplace that only comes from experience. You were able to advise us on the probable range of selling prices that would constitute fair offers.
There were many repairs that we thought might have to be done prior to sale, including a new roof, new carpets, new air conditioners, all of which could have added months onto the sales process, and would have totaled more than $20 thousand. You recommended that we not make these repairs, but rather disclose these defects. In the end, you negotiated all of those defects down to a $3 thousand adjustment, saving us at least $17 thousand.
Instead, you focused us on making our house shine. Your advanced marketing to local real estate agents resulted in a huge turnout for our open house. Our neighbors marveled at the number of agents. You negotiated an offer at that open house. It was a great offer that was in the middle of our price range that had a very short inspection period and no contingencies.
When that buyer backed out ten days later, you immediately arranged another realtor´s open house and sold the house again. Once again, the sale was only contingent upon inspection and financing. This second offer was better than the first.
I admired the time and effort you put in to assure that the buyer´s many inspections went well. There were some difficult negotiations regarding repairs, move dates, and other buyer requests that you ably negotiated. You accelerated the closing by two weeks and motivated the buyer.
Ryan, you are a full-service kind of guy, even offering to haul away appliances if the buyer did not want them.
We could not have asked for more from you as an advisor, marketing strategist, sales person and chief negotiator. You certainly exceeded our expectations.
